As we approach the end of 2025, I want to take a moment to reflect with gratitude, pride, and a deep sense of purpose on everything we’ve accomplished together this year. The facilities environment is more than concrete and steel. It represents a foundation for communities to thrive, for people to live with dignity, and for futures to be shaped. And in 2025, our team, our clients, and our partners embraced that responsibility with clarity, creativity, and conviction.
This year marked a pivotal moment for our industry. Senior living and multifamily housing sectors saw accelerated transformation. Demographic shifts, rising consumer expectations, and evolving regulations created challenges and also opened up space for innovation and leadership. Together, we leaned into those opportunities. We helped organizations plan smarter, build stronger, and make decisions with the long game in mind.
From my seat, 2025 was both about managing complexity and about seizing momentum.
Our core mission has always been to provide clear, unbiased guidance that empowers owners, developers, and stakeholders to steward their assets wisely. This year, that mission was on full display.
We supported more clients than ever in conducting comprehensive capital reserve studies, facility condition assessments, and construction consulting and monitoring. These services equipped leaders with the foresight needed to avoid costly surprises, reduce risk, and preserve the integrity of their assets for decades to come.
What’s been especially gratifying is seeing how our work has gone beyond checklists and spreadsheets. We’ve walked campuses with clients planning renovations to better serve aging residents. We’ve advised boards making difficult but forward-thinking funding decisions. We’ve collaborated with design and construction teams to integrate capital planning with innovation. From smart infrastructure and low-carbon materials to reimagined living spaces that prioritize health, accessibility, and community, we have seen a wide array of innovation on display.
Through every engagement, we’ve remained focused on what matters most: helping people make decisions today that protect and elevate tomorrow.
Of course, none of this would be possible without the trust and collaboration of our clients and partners. This year, we’ve worked alongside incredible professionals: facility directors, CFOs, construction teams, and investors who brought integrity, urgency, and deep commitment to every conversation. Your insights and ambitions inspire us. Thank you for choosing us as your trusted advisors and thought partners.
Internally, I am incredibly proud of our team. Across roles and regions, our people consistently showed up with excellence, curiosity, and care. Whether presenting to a board, producing complex financial models, or conducting boots-on-the-ground assessments, our team delivered quality and clarity. We also continued to invest in our own capabilities with new technologies, training, and systems that will help us serve you even better in the years ahead.
As we turn the corner into 2026, we do so with tremendous optimism. The senior living sector is entering a decade of significant evolution and expansion. The first wave of baby boomers is turning 80, bringing unprecedented demand and new expectations for design, wellness, sustainability, and technology.
Multifamily housing continues to evolve as well, with shifting demographics, affordability pressures, and climate adaptation shaping how we design, build, and maintain communities.
In this environment, the role of clear, data-driven capital planning will be more critical than ever. We are seeing growing interest in capital reserve audits not just as compliance tools, but as strategic instruments for investor communication, long-range planning, and portfolio optimization.
At the same time, we recognize that the challenges ahead are real: rising construction costs, regulatory pressures, operational constraints, and growing demand for accountability. But I believe our industry is more than ready to meet this moment. We have the tools. We have the talent. And we have a renewed understanding that success is not about short-term fixes. It’s about building systems, communities, and organizations that endure.
In 2026, we look forward to expanding our services, deepening our client partnerships, and continuing to lead with transparency, expertise, and vision. We are committed to helping you navigate complexity with confidence—always focused on ensuring that your physical assets align with your strategic goals and mission.
Thank You!
As we close out the year, I simply want to say thank you.
Thank you to our clients for your trust and partnership. Thank you to our team for your dedication and excellence. And thank you to the broader industry for continuing to push the boundaries of what’s possible in the service of stronger, smarter, more resilient communities.
From all of us, we wish you a restful holiday season, a joyful start to the new year, and continued success in 2026.
With appreciation,
Rob Milam
