Come See a New Capital Planning Software Platform

At this year’s LeadingAge Annual Meeting 2026 on October 25-28, 2026 in the PA Convention Center, Philadelphia, zumBrunnen will introduce a new cloud-based capital planning software platform created specifically to help senior living organizations manage capital replacement planning with more clarity, consistency, and confidence.

We invite you to come by the zumBrunnen booth, Booth #641, to see it in person.

For more than 35 years, zumBrunnen has helped senior living owners, operators, boards, lenders, and investors understand the physical condition of their facilities and the capital needs ahead. This new tool builds on that work by giving organizations a better way to maintain, update, and use the facility information that too often becomes scattered across spreadsheets, reports, project files, and institutional memory.

In many communities, a tremendous amount of facility knowledge lives in the heads of a few key people. A facility director may know which systems are nearing replacement. A maintenance team may understand which pieces of equipment have been repaired repeatedly. A consultant may have documented important asset information in a Capital Reserve Analysis. Leadership may have one version of the capital plan, while the people closest to the building may be working from another.

That approach can work for a while, but it is not reliable enough for long-term capital planning.

People change roles. Priorities shift. Equipment gets replaced. If the capital plan does not keep up, leadership teams may be making decisions from information that no longer reflects the current condition of the building.

The new cloud-based platform zumBrunnen will demonstrate at LeadingAge Annual Meeting 2026 is designed to address that problem.

The tool creates a permanent, accessible record of a community’s physical assets, current conditions, estimated replacement dates, projected costs, and capital priorities. As projects are completed or conditions change, the plan can be updated so the information remains useful rather than static.

That is especially important for senior living organizations responsible for large campuses or multiple communities. Capital planning is not simply a matter of knowing that a roof, chiller, generator, elevator, or paving system will eventually require replacement. Leadership teams need to understand when those needs are likely to occur, how much they may cost, how urgent they are, and how those needs compare with other demands across the organization.

Centralized data is key

capital planning software

From one place, users can inventory assets and capital projects, organize items by cost center, track line-item replacement detail, and include key information such as replacement cost, estimated useful life, forecast method, priority ranking, inflation assumptions, manufacturer, model, and serial number.

The platform also allows users to sort, filter, group, and search information quickly. That means a leadership team can review a single building, look at a specific asset category, focus on high-priority replacements, or evaluate capital needs across multiple locations.

For executives, boards, and financial stakeholders, the dashboard view is designed to make the information easier to understand and act upon. Users can review high-priority replacements, projected capital expenditures over a 10-year period, Facility Condition Index information, and capital needs by square foot, by unit, and by year.

That kind of visibility can help organizations make better decisions about where capital dollars should go first.

It works how your team works

The platform also supports funding modeling, allowing organizations to evaluate different scenarios using variables such as starting balances, minimum reserve balances, inflation, and interest earnings. For organizations trying to balance immediate needs with long-term reserve planning, that ability to model different approaches can be extremely valuable.

Just as important, the system supports collaboration and accountability. In-line comments, tags, activity tracking, and controlled access allow approved stakeholders to work from the same information without relying on separate spreadsheets or disconnected files. Information can also be exported for broader reporting, board review, or internal planning.

The goal is straightforward: to help senior living organizations preserve the facility and infrastructure intelligence that is essential to good capital planning and make that information more consistent, current, and accessible.

This does not replace professional judgment, field observation, or a thoughtful Capital Reserve Analysis. It strengthens those efforts by giving organizations a practical way to keep the plan alive after the initial report is completed.

Capital planning works best when it reflects the current condition of the building. When information is outdated, incomplete, or held only by a few people, decisions become harder than they need to be. When facility intelligence is organized, current, and easy to review, leadership teams can plan with greater confidence.

That is what zumBrunnen is bringing to the LeadingAge Annual Meeting 2026.

Come by the zumBrunnen booth, Booth #641

If you will be attending the conference, please stop by Booth #641 and let us show you what we have been building. We would welcome the opportunity to walk you through the platform, discuss how it may fit into your organization’s capital planning process, and show how a more current capital planning system can support better long-term decisions.

You can also schedule 15 minutes with Rob Milam, CEO during the conference for a more focused one-on-one demonstration.

We look forward to seeing you at LeadingAge Annual Meeting 2026, October 25-28, and sharing this next step in capital replacement planning for senior living organizations.
