At zumBrunnen, we’ve always believed that our strength lies in the experience and integrity of our people. It’s our team of licensed engineers, construction experts, and career professionals—not contractors—that sets us apart. That’s why we’re proud to introduce our newest Senior Project Manager, Amy Vaughn, PE. With more than three decades of engineering and construction management experience, Amy brings both depth of knowledge and a clear-eyed commitment to delivering projects with precision, professionalism, and purpose.

Amy’s addition to the zumBrunnen team is a reflection of our continued growth and our dedication to investing in the very best people to serve our clients. Her career exemplifies the same qualities that have defined zumBrunnen for more than 35 years: objectivity, technical excellence, and a passion for solving problems before they become costly surprises.

Amy Vaughn

A Career Built on Trust and Leadership

Amy joins us following an impressive tenure with the U.S. Army Corps of Engineers (USACE), where she served as Resident Engineer at Fort Moore (formerly Fort Benning) in Georgia. There, she led a $220 million military construction program, overseeing every aspect of project execution and delivering high-profile facilities that directly supported the Army’s operational readiness.

Throughout her time with USACE, Amy held positions of increasing responsibility, including multiple stints as Project Engineer and Resident Engineer at both Fort Moore and Robins Air Force Base. Her resume includes the successful management of large-scale projects such as barracks, dining facilities, elementary schools, training ranges, infrastructure upgrades, and critical life-safety renovations—all within the rigorous standards of military oversight and federal regulation.

Her leadership portfolio also includes responsibility for performance evaluations, contract oversight, safety compliance, quality assurance, and team development. She was not only trusted to lead large, diverse engineering teams but also granted an Administrative Contracting Officer Warrant with signature authority on contracts up to $500,000. That level of trust is not easily earned, and it speaks volumes about her professionalism, decision-making, and technical command.

Deep Technical Knowledge, Applied Practically

Amy’s career has been rooted in real-world application of civil, structural, mechanical, and electrical engineering principles. She’s spent decades in the field evaluating construction quality, interpreting technical specifications, coordinating stakeholder input, and solving problems under

pressure. Her knowledge base spans the full construction lifecycle, from design reviews and bid document evaluations to project closeout and asset handover.

Equally important, Amy has been the go-to voice in the room for interpreting plans and ensuring that government-funded construction programs stayed on schedule, within budget, and compliant with all applicable federal, state, and military standards. Her work is known for being thorough, defensible, and transparent—values that mirror zumBrunnen’s approach to Capital Reserve Studies, Property Condition Assessments, and Construction Monitoring.

As a licensed Professional Engineer in Georgia and a CMS Level 2 Certified Contracting Officer, Amy brings an exceptional level of credentialed expertise to her new role.

Fit for Our Clients. Aligned With Our Culture.

Amy is exactly the kind of professional our clients expect when they hire zumBrunnen. She’s objective, pragmatic, and precise. She doesn’t cut corners. She brings decades of institutional knowledge to every job site and knows how to translate complex engineering data into actionable project decisions.

In an industry that’s often reactive, Amy is a proactive problem solver. She doesn’t wait for issues to escalate. She finds and addresses them before they become liabilities. This mindset is core to our belief at zumBrunnen that the best projects are those in which we help owners prevent problems rather than just fix them after the fact.

Just as important, Amy fits into our long-standing culture of full-time, highly skilled professionals who value collaboration, accountability, and technical rigor. She’s not a consultant who parachutes in for one project. She’s a long-term team member who is committed to building lasting relationships with our clients, architects, contractors, and financing partners.

A Strategic Addition During a Period of Growth

Amy’s arrival comes at an exciting time for zumBrunnen. As we continue expanding our national footprint in the senior living, healthcare, and multi-family housing sectors, our need for experienced leadership on the ground has never been greater. The demand for transparent, accurate, and objective assessments is growing—especially among owners and operators navigating tighter budgets, complex capital planning needs, and a rapidly changing regulatory environment.

In this environment, the quality of our reports and the strength of our relationships matter more than ever. Amy’s ability to guide projects from pre-construction planning through to closeout and warranty tracking gives our clients a significant advantage. Whether she’s conducting Construction Monitoring on a new expansion or supporting a long-term Capital Reserve Plan, Amy’s approach will reinforce the reliability that clients have come to expect from the zumBrunnen name.

Looking Ahead

At zumBrunnen, we’re proud of our reputation for being trusted, experienced, and unbiased. With the addition of Amy Vaughn to our team, that reputation only grows stronger. Her depth of knowledge, calm under pressure, and collaborative spirit make her a natural fit for our clients and a valued leader within our team.

Please join us in welcoming Amy to zumBrunnen. We’re excited about what the future holds—with her, and because of her.
