Williams, Senior Project Manager, for earning his Reserve Specialist (RS) designation from the Community Associations Institute (CAI). The RS designation is the only national credential for community association reserve study providers. The designation is only awarded to experienced, qualified professionals who help condominium, cooperative and homeowner associations plan for the long-term repair and replacement of major components.

“Community association roofs, street paving, pools and other common elements must be placed on a replacement reserve schedule that enables the association to fulfill these major obligations without resorting to huge special assessments,” explains Williams. “Reserve studies not only help ensure the timely repair or replacement of property, they can prevent surprise costs that can be an expensive and unanticipated financial burden for residents.”

Requisites for the RS designation include preparation of 30 reserve studies within the past three years and a bachelor’s degree in construction management, architecture or engineering (or equivalent experience and education). RS designees must adhere to a code of ethics and are required to perform reserve studies according to CAI’s National Reserve Study Standards.

Williams joined zumBrunnen in 2001 as a Senior Project Manager. His depth of experience includes 29 years of professional work in the industry. He holds a B.A. Degree in Civil and Environmental Engineering from the University of Wisconsin. Williams is also recognized as a Certified Level I Thermographer.
